QUESTION: What is our association’s maintenance fee, when is it due, and what does it include?
ANSWER: Your fee is based on square footage and undivided shares, and is due on the first of the month. These fees are based of a percentage per square foot a month. Please contact management for the exact amount 239-368-7788. This fee pays in to an operating account to pay reoccurring bills such as lawn maintenance, insurance, pest control, legal etc., and sets up reserve accounts for painting, signs, irrigation, and other unforeseen repairs.
QUESTION: Where do I send my payment?
ANSWER: WRITE OUT CHECK AND ADDRESS PAYMENT TO THE ASSOCIATION AND MAIL WITH COUPON TO: P.O. BOX 628207, ORLANDO, FL 32862-8207
QUESTION: Where are meeting notices posted?
ANSWER: All notices will be hand delivered or mailed to owners.
QUESTION: What are my voting rights?
ANSWER: One vote per unit, in person or by proxy. No proxy is valid for more than 90 days.
QUESTION: What restrictions apply to rentals?
ANSWER: Minimium 60 days, maximum 12 months, HOA approval required. $30 application fee applies.
QUESTION:Is the Association involved in any court case in which it may face liability in excess of $100,000? If so, identify each case.
ANSWER: No.
